tongue and groove solid logs for external walls. All logs are precut to
length, mortise and tenons cut, holes drilled for through bolts and
electrical wiring, and grooves cut for window installation. All sealant tape
and sealant pads for butt joins included.
- Western Red Cedar plain awning windows and doors
complete with flashing. Special rebated cypress architraves for windows in
log walls, both internal and external, and plain dressed external window
architraves for those windows in gable or dormer frames.

Structural panel flooring to lower floor area (T&G flooring not included)
and wet area panel flooring for wet areas. Upper floor wet areas include T&G
flooring which must be overlaid with fibre-cement sheeting (not included)
before tiling.
- 100mm pencil round cypress pine decking
to verandahs and decks.
- 85mm Cypress kiln dried tongue and groove structural
platform floor to all upper floor areas, not considered to be an exposed
feature floor. This floor forms the ceiling lining and is normally covered
with carpet to reduce sound transmission.
- Cypress internal wall, gable and dormer
frames, to be cut and assembled on site by your carpenter.

Laminated oregon or cypress first floor beams if two storey. Cypress or
oregon deep joists for second storey floor including solid blocking
throughout.

Cypress (if available) or oregon stair stringers and laminated cypress stair
tread material for internal stairs only.

or rusticated weatherboard cladding for gables and dormers (including
sarking).

or treated pine 75x50 roof battens (can be turned on edge for thicker roof
insulation).
- Fire retardant sarking for gables/dormers
and 50mm building blanket insulation with foil attached for the main roof.
- Corrugated colorbond roofing, gutters,
flashing and trims. (downpipes not included)
- External door furniture
and FB hinges (does not include deadlocks).
- Hardware such as cyclone rods
and trip-l-grips (excluding special wind category & tiedown hardware). Hand nails for
panel flooring, bearers, joists and logs included only. The balance of nails
are normally gun nails and are not supplied.
- Construction
detail sheets.
- A site visit to ensure your building
is progressing well depending upon site location can be included for the cost
of travel only.
- Plans, specifications
and certificate of adequacy for council approval.
Does not include contour maps, driveway plans or engineers details for
high wind, cyclone, poor soil or mine subsidence areas.
