Standard Electrical Inclusions

The electrical allowance does not include supply or installation of light/fan fittings (except where noted and other than batten holders).  For installation of your own light/fan fittings and optional services, please deal directly with our electrician.  The use of timber (rather than standard) conduit will also incur extra charges.  The mounting of lights on collar ties or rafters will attract a carpentry/electrical charge for covering wires at these areas.

STANDARD ELECTRICAL ALLOWANCE DOES NOT INCLUDE

(but which need to be considered when applying for final costs)

x     Sub mains boards.

x     Additional ceiling fan points.

x     Additional internal and external light points and power points.

x     Dimmer switches.

x     Two, three, four way switching mechanisms.

x     TV outlets and wiring.

x     Pre wiring of phone lines.

x     Installation of light fittings or ceiling fans or any item not supplied as a standard PC item.

x     Any item not specifically listed above as a standard inclusion.

x     Any item not specifically listed in the written quotation.

 Please note:

        An electrical layout will be required prior to contract signing and included as part of the contract.  It is in all parties interest to finalise these details as soon as possible.  If  the electrical layout is not attached to the contract, variations to the contract amount will occur for items not included as standard.
