CONSTRUCTION MATERIALS AND BUILD TO LOCK-UP :

INTERNAL FINISHING:

•  Plasterboard to all framed walls including gables and dormers.

• Bull nose maple skirting and architraves throughout.

• 100mm cypress architrave to internal top of all windows and doors in log walls.

• 75mm colonial cypress skirting to bedrooms and upper floor.

• 100mm cypress architrave to internal top of all windows and doors in log walls.

• 50mm cypress architrave to all external doors and windows except as listed above.

• Maple door jambs with pre-hung paint grade doors.

P.C. INCLUSIONS:

• Laminate kitchen with choice of laminate for bench and doors.

• Clark Monaco 5000F (3+ Bedrm) or Clark 1004F (2 Bedrm) kitchen sink with Tempo Sinkmixer tap.

• Chef RRC 600W 2 speed Rangehood, Chef EOC 611 wall oven, Chef EHCG 610W cooktop.

• Single element Vulcan electric hot water service. (2 Br - 250 Ltr).  (3+ Br -  315 Ltr).

• Milena White acrylic 45 litre laundry tub and Tempo Sinkmixer tap.

• Bathroom. Fowler Regent Mk II vanity basin (includes brackets).

• Bathroom. Engelfield Sorrento 1525 white bath.

• Dallas single towel rail (main Ensuite bathroom only),  guest ring & toilet roll holder in choice of colours.

• Ensuite. Fowler Regent ‘Delux’ Wall Basin (does not include pedestal or  vanity).

• Bathroom & Ensuite. Caroma Regal 2000 Toilet Suite in white .

• Bathroom & Ensuite. Dallas shower tap set and basin tap set in choice of colours.

• Bathroom & Ensuite. Standard tile allowance to bathroom $77.00 per m²   supply and installed for shower walls to 1.8 m high& skirting tiles elsewhere & $83.00 per m² supply and installed for floor tiles.

• Gainsborough ‘Rockingham’  internal door furniture with gold back-plate - colour choice available.

• Electrical inclusions refer to Standard Electrical Inclusions.

NOTE : These items may vary depending on the size of dwelling and quoted price.

BUILT TO COMPLETION DOES NOT INCLUDE:

x            All  site costs referred to as ‘does not include” in Built to Lock-up Inclusions.

x            Council fees or Home Owners Warranty fees.

x            Engineer's specifications for wind category above W33N, snow loading, driveway design, retaining wall or    soil classification.

x            Floor coverings, or  sanding, staining/sealing staircase and T&G flooring.

x            Furnishings, curtains, drapes, flyscreens, light fittings or ceiling fans, fireplaces, heating or cooling services.

x            External stairs, landings and hand-railing/balustrading to stairs and decks.

x            Internal & external painting not included.

x            Connection to services including all drainage, sewer, water, stormwater and electrical.

NOTE :   After Contract Signing, any changes from standard inclusions will incur a $100.00 fee and a Variation to Contract will be drawn up with an invoice to follow for 50% of the variation followed by the balance when work complete. Before contracts are signed, clients may vary the standard inclusions without incurring the variation fee.
