BUILT TO COMPLETION DOES NOT INCLUDE:
x All site costs referred to as ‘does not include” in Built to Lock-up Inclusions.
x Council fees or Home Owners Warranty fees.
x Engineer's specifications for wind category above W33N, snow loading, driveway design, retaining wall or soil classification.
x Floor coverings, or sanding, staining/sealing staircase and T&G flooring.
x Furnishings, curtains, drapes, flyscreens, light fittings or ceiling fans, fireplaces, heating or cooling services.
x External stairs, landings and hand-railing/balustrading to stairs and decks.
x Internal & external painting not included.
x Connection to services including all drainage, sewer, water, stormwater and electrical.
NOTE : After Contract Signing, any changes from standard inclusions will incur a $100.00 fee and a Variation to Contract will be drawn up with an invoice to follow for 50% of the variation followed by the balance when work complete. Before contracts are signed, clients may vary the standard inclusions without incurring the variation fee.
